I arrived in Tokyo in the late evening to a terribly small room in the Annex building. Because it advertises itself as a budget hotel I didn't think it would be anything special but when I arrived late night at the JR Hamamatsucho stop of the monorail from Haneida, the sight of Tokyo Tower shining in the near distance made me feel that at least as a location we had made the right choice. There is a 7-eleven right next to the hotel and also other local restaurants around that are really great too.I have stayed at the Shiba Park Hotel many times. Shiba Park Hotel is just a 2-minute walk from Onarimon Subway Station and a 4-minute walk from Daimon Subway Station. (We also stayed in Ikebukuro in a different hotel). We also tried the breakfast buffet, which was a little pricy but worth a try at least once. I am surprised at people saying rooms in the annex are small. This area is not central to the nightlife if that's what you're looking for but the train stations are close and there are a few restaurants close by. There was a little bar fridge, TV, desk and the heating kept the room nice and cosy.
I booked a snow trip to Japan in Feb/March 2020 with 4 days in Tokyo in between snow resorts. We arrived early in the morning so caught a taxi to the hotel which was reasonably priced. The manager on site was upset that I had someone deliver to their location. But if there are three of you, it's better to get a triple room rather than get a superior twin room with a sofa bed.
Location is good, although it's about 10 min walk from trains. We had breakfast included, what an experience! Great breakfast buffet with a very good variety of continental and typically Japanese breakfast.
